A long, narrow lot with the road on the short side. We ran the house down the length of the plot, put the bedrooms along the quiet boundary, and kept the living, dining and kitchen as one open run facing the garden. A deep front overhang keeps the afternoon sun off the main glass.

The owners wanted low upkeep, so the finish is fair faced render, a flat concrete roof and large format floor tiles throughout.

The family wanted a modern house that still read as a rumah Melayu. We kept a pitched roof with deep eaves, raised the main floor slightly, and used timber screening on the upper level for shade and privacy from the road.

Inside, a double height entrance links the formal front room to an open family area at the back. A guest room and a full bathroom sit on the ground floor for older relatives.

A tighter budget and a smaller lot, so the plan had to work hard. Three bedrooms, two bathrooms and an open living area with nothing wasted on corridors. The kitchen opens to a covered rear porch that doubles as the everyday dining space.

We spent the money where it shows, on the roof, the windows and the wet areas, and kept the rest simple and solid.

A wide corner lot with exposure on two sides. The owners wanted privacy from the road and a bright family area for daily life. We pushed the house deep into the plot, kept the street elevation closed and quiet, and opened the rear to a covered terrace and the evening light.

The upper floor holds four bedrooms and a small study landing. A generous porch and a boundary wall finish the corner.

A single storey house that had run out of room. We added a light first floor with two bedrooms and a bathroom over the existing structure, and pushed the kitchen out at the back to open it up to the yard.

We modelled the addition in 3D first so the owners could see the new roof line against the old house and agree the look before we touched the roof.
